ACCU-SPEC Home inspection L.L.C is a full service inspection company offering resale home inspections as well as inspections on new homes in the entire Maricopa County, and parts of Pinal County. No trip fees. Unlike other inspection companies, we do not charge trip fees anywhere in our service area.

We offer inspections on single family homes, townhomes, condos and multifamily dwellings such as duplexes, triplexes etc. We also perform Commercial Inspections as well.

As an additional service to our clients, we provide Pool, Spa and Irrigation System Inspections. Mold, Radon, Lead Based Paint, Water Quality and Asbestos testing are also available upon request.

On Site Computer Generated Reports

Our company provides an on site computer generated report, with digital color photos, and we e-mail your report after it is generated for immediate ONLINE VIEWING of report and pictures. Our reports are generated by using the latest and most accurate inspection reporting system available today. The State of Arizona has established standards and practices for all licensed inspectors to follow. Our reports far exceed those basic standards.


Our Inspectors carry extensive E & O insurance, Referral Agent Protection, General Liability, and Workers Compensation. All our inspections come with a Standard Limited Inspection Guarantee.

Buying A Home?

The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, and what advice the inspector himself says during the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming. What should you do?

Relax...Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into three categories:

  1. Major defects. An example of this would be a structural failure.
  2. Things that lead to major defects. A small roof-flashing leak, for example.
  3. Safety hazards, such as an exposed, live buss bar at the electric panel.

Anything in these categories should be addressed.

Often a serious problem can be corrected inexpensively to protect both life and property (especially in category 2) and most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.

Selling A Home?

It is pretty safe to assume that a buyer who contracts to buy your house will want to have a professional whole house inspection conducted. Most sale contracts are written with a"contingent upon an acceptable whole house inspection" clause. So why not wait until you have a buyer who want and will pay for an inspection? While many sellers do wait for just this situation, there are a few compelling reasons for you, the seller, to invest in a professional whole house inspection before listing your house.

  1. If you are planning to do any cosmetic repairs before listing your house, an inspection may reveal additional defects that your cosmetic repairs could have masked. A pre-listing inspection gives you the opportunity to fix possible underlying problems right the first time. This saves you the time, trouble, and money of fixing a seemingly small repair, then finding out there is a larger problem, forcing you to destroy your work, fix the underlying problem, and then do the cosmetic repair all over again.
  2. You will know, in advance, of defects. You will have an opportunity to repair them before the first potential buyer ever sees your house. Experience has shown that when a buyer, through their own house inspection, finds a defect, they tend to look for more.
  3. A completed whole house signals to buyers that you are a conscientious seller. If a buyer is torn between two houses - your house and another that has not been pre-inspected -- it is very possible that they may feel more comfortable with yours.
  4. It removes an "unknown" from your selling process. There are plenty of "unknowns" when you sell a house -- when will it sell? How much will it sell for? Will the buyer's financing be approved? By discovering (and repairing) any defects up front, you remove at least one uncertainty from the selling process.

Building A New Home?

Whether you're building a custom home from the ground up or buying a brand-new home that’s already finished, don’t you want to make sure it’s built correctly and that it meets current State and Municipal Building Codes? ACCU-SPEC Home Inspections can help you with that task!

At ACCU-SPEC Home Inspections we offer progressive inspections on new construction. In other words, we will inspect the home as it progresses from one stage to another. We start by doing a "Foundation Inspection". A quality home starts with a good foundation. Then, before the dry wall goes up, we conduct a "Framing Inspection". In this inspection we are looking to see that all load bearing and framing components were properly installed. Also, we’re examining the plumbing, electrical and HVAC rough-ins to insure that they meet current building code requirements. Then when the house is complete, we conduct a final inspection on the home. In the "Final Inspection" we evaluate the entire home not only for building code compliance, but also for function and safety of the installed systems and components.

Don’t build or buy new construction without an independent evaluation of the home.

Warranty Inspections On One Year Old Homes


When you purchased your new home, your builder provided you with a one year warranty guaranteeing most aspects of your new home for one full year. Wouldn
t it be wise to have an independent evaluation of the home conducted prior to the expiration of your builders warranty?

One of ACCU-SPEC Home Inspections Certified inspectors will come out and spend between two to three hours evaluating your home from the roof to the foundation. We will be looking for building code violations as well as verify the installed systems and components of the home function properly. We will also be looking for safety issues with the home.

Our on site-generated report will be clear and concise, detailing all issues discovered, while providing color digital photos of all areas of concern. This will minimize any confusion your builder might have with the inspection.

Why should you be left holding the bag on potentially expensive repairs when you could obtain an independent evaluation of the home and turn over any hidden problems to your builder to fix before your warranty expires?

Annual Maintenance Inspections.

The average homeowner sells and buys a new home every seven years! In order to save money and maximize the return on your investment, you will want to have this annual "check-up" on your home. After reviewing your original home inspection, we will visit your home and re-inspect areas of concern. We will consult you on recommended courses of action and the potential consequences of putting off repairs in order to help you prioritize your tasks and budget. Because this is NOT a full home inspection, the time on site and price are about half that of a full home inspection. NOTE: There must be a full home inspection on file in order to have an annual maintenance inspection. If your home inspection was conducted by a company other than ACCU-SPEC, we will need a complete copy of that report. If you have NO inspection at all, we encourage you to have a full home inspection completed by ACCU-SPEC Home Inspections first.

Commercial Inspections.

The commercial client differs significantly from the residential client in one key area; emotion. Simply put, it's not where they live. The building is where they intend to invest wisely. Whether it's a business location or an investment opportunity, the commercial client wants professional help to better see the "bottom line". ACCU-SPEC has served commercial investment interests throughout Arizona. Commercial, retail and multi-unit residential inspections can be conducted in a number of ways. Mold Inspections.

Our Mold & Toxic Mold Inspection/Investigation and mold testing is designed to help our clients discover, document, and understand mold-related issues through professional investigation, mold & toxic mold testing and analysis methods in conjunction with proven sampling strategies, i.e.; microscopic vs culturable analysis (including, but not limited to visual, culturable & nonculturable air sampling, surface sampling and tape lift sampling).

This mold & toxic mold inspection, mold testing and analysis must be accomplished with an effective chain of custody, meeting outlined and proven transport requirements, and in the end all findings must be reported to the client in a professional manner. We only utilize the results of building material moisture surveys, boroscopic examination (if necessary) of wall cavities, and laboratory results to fully define a mold problem. Goals of our mold investigation are to: Determine if there is a mold or toxic mold infestation problem Determine the cause of the mold or toxic mold infestation problem.
